• Role: Commercial Manager / Cost Manager - World Class Luxury Resort & Private Residences
• Location: Portugal
• Salary: €115,000 - €130,000 per year + housing allowance + vehicle + bonus + medical insurance

An exceptional opportunity has arisen to join a world-class ultra-luxury coastal development in Portugal. This role sits within a highly sophisticated master-planned resort environment, which will include high-end residential, hospitality, and infrastructure delivery.

You will take ownership of all commercial and contractual functions across the project, ensuring robust cost control, procurement strategy, and contract administration throughout the development lifecycle.

Key Responsibilities:

• Lead all commercial and quantity surveying activities across the project
• Manage subcontractor procurement, negotiations, and contract administration
• Oversee cost planning, budgeting, and cash flow forecasting
• Administer variations, claims, and change management processes
• Provide commercial and contractual advice to senior project leadership
• Monitor risk, ensure cost control, and maintain financial reporting accuracy

Key Requirements:

• Proven experience as a Commercial Manager / Senior Quantity Surveyor on large-scale developments
• Background in complex construction environments (infrastructure, multi-use, or resort developments)
• Track record of managing subcontractors, claims, and cost control on high-value projects.
• Portuguese speaker.
